In Colorado, the listing broker can have an agreement with the seller as a “Seller’s Broker Agency” (with a contractual obligation to be an advocate for the seller), or as a “Transaction Broker”(with an obligation to be “neutral” between the two parties). In either case, the buyer is typically under-represented.  It is most advantageous to have your side of the transaction represented by an advocate who is working for you.  And more often than not the Seller’s Broker is paying the Buyer Broker, so it will typically not cost you any more.

For those reasons, if you’re a Buyer, it will typically be to your advantage to be represented by a Buyer Broker, and to have a Buyer Broker Agency relationship with your broker.
